HOUSE RULES & INFORMATION GUIDE

Please take a moment to read these house rules carefully to avoid any misunderstandings or inconveniences.

    • We have put great effort into making our homes a pleasant and welcoming space for our guests. We kindly ask that you treat them with the same care and respect you would give to your own home.
    • All guests are encouraged to keep the accommodation clean and tidy throughout their stay — this will also make the check-out process smoother.
    • In case of accidental damage, we will assess the situation and determine if, and to what extent, a charge or deduction may be necessary.
    • We will always do our best to ensure you have a comfortable stay, but we cannot be held responsible for any power, water, or internet outages that are beyond our control.
    • We hope your holiday will be filled with laughter and wonderful moments! We only ask that you help preserve the peaceful atmosphere by keeping noise levels low during the evening and night hours.
    • Please make sure you have read and understood the full House Rules (outlined below) at the beginning of your stay.

CHECK-IN / CHECK-OUT

CHECK-IN & KEY DELIVERY

Upon arrival at the village (within the designated check-in hours), guests will receive from the gatehouse staff a set of keys to the holiday home and a remote control to open the first of the two gates that provide access to the property.
The second gate (leading directly to the residence area) remains open to facilitate vehicle entry and exit.

It is strictly forbidden to duplicate the keys provided.

In the event of lost keys, a penalty fee of €300.00 will be charged to the guest to cover the replacement of all locks.

 

CHECK-OUT

Check-out must be completed by 10:00 AM, to allow our staff sufficient time to clean and prepare the property for incoming guests.

A late check-out may be requested in advance for an additional fee, subject to the host’s approval at the time of booking.

Before leaving the property, please follow these simple steps:

    • Empty the refrigerator and freezer of any remaining food items.
    • Do not make the used beds (our staff will handle the linen change).
    • Leave used towels on the bathroom floor.
    • Close all windows and ensure the front door is securely locked.
    • Place any extra linen used during your stay neatly on the floor near the kitchen, along with used dishcloths and table linens.
    • Turn off all lights and air conditioners.
    • Return the keys either directly to the hosts or, if instructed, to the gatehouse staff at the village entrance.
SAFETY

We kindly remind all guests to take good care of their personal belongings during their stay. Unfortunately, we cannot be held responsible for any loss or theft.

Where applicable, please pay special attention when using the indoor staircase connecting the living area (ground floor) to the sleeping area (first floor).

The use of the stairs is entirely at the guests’ own risk; the property shall not be held liable for any accidents or injuries related to their use, except in cases of willful misconduct or gross negligence.

 

CHILDREN

Our goal is to make our holiday homes as family-friendly as possible.
However, parents are always responsible for the safety and supervision of their children.

If you notice anything on the property that could be unsafe or needs attention, please contact us as soon as possible so we can take action promptly.

Please follow these simple safety guidelines:

    • Never leave children unattended on the property.
    • For safety reasons, avoid using glass items outdoors or in the children’s play area.
    • Do not leave children alone on the balcony.
    • Adults are responsible for the behavior and safety of minors both inside the property and within the fenced area of the village.
SMOKING

We care deeply about keeping our homes in excellent condition — both out of respect for future guests and to help preserve the surrounding environment.

For this reason, we have established a few simple rules regarding smoking.

    • Smoking is strictly prohibited inside the house, without exception.
    • Guests may smoke only in outdoor areas, such as balconies, courtyards, or other designated spaces, provided the following guidelines are respected:
      • Do not throw cigarette butts on the ground, on the lawn, or in common areas.

      • Always use the ashtrays provided to help keep shared spaces clean and pleasant.

Failure to comply with these rules will result in the loss of the security deposit (if applicable) or the inability to stay with us again in the future.

INTERNET & WIFI

The property is equipped with a Wi-Fi network for free internet access, available to all guests.

The smart TVs include access to TIM Vision, where guests can watch movies, TV series, and live channels.

 

NOISE

We kindly ask all guests to respect the peace and quiet of the neighborhood by keeping voices and noise at a reasonable level, especially during the evening and night hours.

The serenity of the environment is important to everyone, and we rely on your good sense and courtesy to ensure a pleasant coexistence with nearby residents.

 

VISITORS & PARTIES

We want you to fully enjoy your holiday and share pleasant moments with friends or family.
However, for safety reasons and to ensure comfort for everyone, we kindly ask that you follow a few simple rules.

Guests may welcome a limited number of visitors, provided it is done with discretion and in full respect of the house rules — particularly those regarding noise and use of common areas.
We trust your good sense in deciding when and how to receive occasional guests.

Small gatherings are permitted, but please always observe the following guidelines:

    • Only two vehicles per residence are allowed, provided both belong to registered guests.
    • Visitors arriving by car must park outside the village and reach the villas on foot — no exceptions.
    • Parties or large gatherings are not allowed inside the house.
    • Overnight stays for visitors are not permitted; the house is intended exclusively for guests registered at the time of booking.

Please remember that guests are also responsible for the behavior of their visitors, who must comply with these house rules in every respect.

PETS

We love animals and understand how important they are to many of our guests.
However, for reasons related to hygiene, safety, and the structure of the house, pets of any kind or size are not allowed.

We are truly sorry not to be able to make exceptions, but this policy helps us maintain a clean, safe, and comfortable environment for everyone — including guests who may have allergies or sensitivities.

KITCHEN

We kindly ask you to treat the kitchen with the same care and respect you would give your own, so that it remains in excellent condition for future guests as well.

Please follow these simple guidelines:

    • Air out the kitchen after cooking dishes with strong aromas.
    • Do not dispose of food waste in the sink drain — please use the organic waste bin provided under the sink.
    • Return all kitchen utensils to their proper place so everything stays organized and easy to find.
    • Cleaning products for the kitchen are located under the sink.
      If they run out during your stay, please let us know so we can restock them before the next guests arrive.
    • A small note about the electric oven: please avoid using it at the same time as other high-consumption appliances (such as the washing machine or hairdryer).

WASTE & RECYCLING

We kindly ask for your cooperation in following these simple waste disposal guidelines.

    • Please do not throw sanitary products (such as pads or wipes) into the toilet. Each bathroom is equipped with a small bin for that purpose.
    • Food scraps must be placed in the organic waste container, using the compostable bags provided under the sink.
    • When a bin bag is full, please take it to the corresponding collection container near the gatehouse, following the schedule shown below.

Note: Waste collection takes place between 8:00 PM and 11:00 PM.

AMENITIES & SUPPLIES

Here are a few useful details to help you make the most of your stay:

    • Tap water is not drinkable. In the kitchen, you’ll find some bottled water available upon arrival, but guests are responsible for purchasing enough for the duration of their stay.
    • Dish soap and laundry detergent are provided. If they run out, you may buy replacements locally or contact us — we’ll be happy to restock them for you.
    • Please do not take kitchen utensils or cutlery to the pool or the beach, to avoid loss or accidental damage.
    • Guests staying two weeks (13 nights) or more will receive a free extra set of towels and bed linen (for both double and single beds).
    • Guests staying for a shorter period may request an additional change before arrival, subject to a small fee:
      • 1 extra bath towel set (bath towel, hand towel, face towel): €10
      • 1 extra double bed linen set: €10
      • 1 extra single bed linen set: €6
    • If an unexpected change of towels or sheets is needed during your stay, you can simply request it — the same costs apply.
    • Used linen and towels should be placed in the blue laundry bag located in the utility area near the washing machine. If an extra change is requested, our staff will collect the used items.

 

APPLIANCES

The house is equipped with all the essential appliances to ensure a comfortable and enjoyable stay.
We kindly ask you to use them responsibly and to remind other members of your group to do the same.

    • Please avoid using high-consumption appliances (such as the oven, washing machine, or hairdryer) at the same time.
    • Do not use the washing machine between 7:00 PM and 9:00 AM, to avoid disturbing nearby villas.
    • Recommended air conditioner settings:
      • Summer (cooling): 20–22°C
      • Winter (heating): 24–27°C
    • Please return all air conditioner remote controls to their wall holders after use to prevent loss.
    • Always switch off lights and air conditioners when leaving the residence.
    • Before departure, make sure all electronic devices are left in their proper place.

 

DAMAGES & MISSING ITEMS

We understand that accidents can happen — here’s what you need to know:

    • Any accidental damage or breakage should be reported to us as soon as possible, preferably before check-out.
    • Please do not move furniture from one room to another without prior authorization.
    • Bath towels must not be taken to the beach.
    • Any damages not covered by insurance may be deducted from the security deposit, where applicable.
    • Likewise, a replacement fee may be charged for any missing items from the home’s equipment or inventory.

 

RECOMMENDATIONS & PROHIBITIONS

Please keep in mind the following recommendations to ensure a safe and pleasant stay for everyone:

    • Use the toilet properly — do not flush sanitary items, cotton buds, or other objects. Please use the bins provided.
    • Always turn off the lights and air conditioners before leaving the residence.
    • Do not leave windows or balconies open when you are away.
    • Make sure all taps are tightly closed — water is a precious resource!
    • Keep the TV volume at a moderate level to respect the peace and quiet of the neighborhood.

 

The use or possession of drugs or illegal substances within the property is strictly prohibited.

 

COMPLIANCE & FINAL AGREEMENT

These rules have been created to ensure that every guest enjoys a safe, pleasant, and relaxing stay.
Following them is essential for all members of your group.

Failure to comply with any of these house rules will be considered a violation of the terms and conditions of your stay.

We reserve the right to ask any guest or visitor to leave the property if the house rules are not respected.

Please use common sense throughout your stay.
